A building defect inspection is carried out by a licensed structural engineer and focuses on the building’s structural integrity – cracks, foundations, sealing and load-bearing elements – and produces a signed engineering report that is admissible in court. A regular home inspection is broader but more superficial and is usually not performed by a structural engineer.
For a new property it is best to inspect during the statutory warranty period defined by Israel’s Sale (Apartments) Law, so defects can be reported to the contractor in time.
